It's not just Tennesse residents who want to retire here. We have folks coming from all over the country looking for Tennessee real estate that is second to none. Many of our residents are from the Midwest, others from the Northeast, and many more have relocated here from Florida. Why do they choose our location?

We are a low density development, with only 125 single family properties on 800 acres. We do not have restrictions that require you to build within a certain time-frame. This is a very important factor because many of our buyers are not looking to move for a period of two to five years... sometimes even longer.

We offer attractive architectural guidelines. We do require the exterior of homes to be constructed of brick, stone, Hardie board, or a combination of the three. We do not have a minimum square footage requirement, which is good as many of our buyers are looking to downsize for retirement.

Ladd Landing is also a great choice because we offer over-sized properties, in a pristine setting. Our lots are heavily wooded, so you can have a large property without having a huge yard to maintain. The serenity of our woods, mountains, rivers, ponds, and a 40,000 acre lake, are more key drivers for our location.
